Lenders started tightening lending rules back in 2008.   Since then many people have flocked to mortgages insured by the Federal Housing Administration, which serves borrowers who have poor credit and little money for down payments.

Now F.H.A. mortgage defaults are increasing, so the government has tightened lending standards for those with the worst credit and increased fees across the board   They did temporarily remove a hurdle that kept away buyers of foreclosed properties. (This has been great for our local market.)

According to BOB TEDESCHI  with the New York Times, ‘Mortgage executives say the changes, announced this month, amount to good news for borrowers, because many in the industry expected even tighter restrictions.’

œEveryone thought the new guidelines would be a lot stricter, and include higher down payments for everyone, said Pattie Romanzi, the chief executive of the Par East Mortgage Company in East Hampton, N.Y. œThis isn™t too bad.

The F.H.A. insures mortgages from lenders who would not otherwise offer loans to those who can make down payments of only 3.5 percent and who have credit scores of 620 or less.

Borrowers pay an F.H.A. insurance premium  either with an upfront fee that can be included in the total loan amount and amortized over the life of the mortgage or in a monthly fee.

Starting this spring the upfront fee jumps 1.75 percent of the loan amount  to 2.25percent, adding about $500 to a $200,000 loan.

A local major cause of concern is the change to the amount of closing costs a seller can finance for the buyer.   The seller could previously finance up to 6 percent of the home™s closing costs when the borrower used an F.H.A. mortgage. That will drop to 3 percent this summer.

The F.H.A. is offering borrowers a break in another aspect though. Currently buyers can not consider an F.H.A. loan for any property that had changed hands within the previous 90 days-”flipping” property. This œno-flipping rule blocked borrowers from the inventory of foreclosed homes.

The F.H.A. waived the no-flipping rule until Feb. 1, 2011.   One of these exceptions is that properties cannot change hands between family members and if the price is at least 20 percent higher than what the seller originally paid for the property, lenders can impose other conditions,  for instance  a second appraisal.

This is hoped to spur homesales.

This mornings real estate show:   All About Real Estate with me your host and local real estae agent Alivia Roberts focused on How to Get Your Home Sold Fast & For Top Dollar whether you are working with a real estate agent or you decide to sell as a For Sale by Owner.

The Real Estate Market has Changed.   Remember not so long ago, when you could make your fortune in real estate.   It was nothing then to buy a home, wait a short while, and then sell it at at tidy profit.   And then do it all over again.

Well, as you probbly know, times have changed.   As good as the market is right now, home prices are still below what they were at their peak.   Buyers are far more discriminating, and a large percentage of the homes listed for sale never sell.   It’s more important than ever to learn what you need to know to avoid costly seller mistakes in order to sell your home fast and for the most amount of money with the least amount of hassle.

1.)   Know why you’re selling and keep it to yourself.

The reasons behind your decision to sell affect everything from setting a price to deciding how much time and money to invest in getting your home ready for sale.   What’s more important to you:   the money you walk away with, the length of time your property is on the market or both?   Different goals will dictate different strategies.

However, don’t revel your motivation to anyone else or they may use it agaist you when negotiating.   When asked, simply say that your housing needs have changed.

2.)   Do your homework before setting a price.

Settling on an offering price is extremely important.   Once you’ve set the price, you have told the buyers the maximum they have to pay for your property.   Remember that the average buyer is looking at 15-20 homes at the same time they are looking at yours.   This means that they have a basis of comparishon, and if your home doesn’t compare well with others in the price range you’ve set, you won’t be taken seriously.   As a result, your home will sit on the market for a long time.   The longer it is on the market the more new buyers will think there must be something wrong with the home.

3.)   More homework.

Your agent should find out what homes in your own and similar neighborhoods have sold for in the last 6-12 months, and research what current homes are listed for.   This is also how prospective buyers will assess the worth of your home.

4.)   Find a professional real estate agent to represent your needs.

Nearly 3/4s of homeowners claim that they wouldn’t use the same realtor who sold their last home.   Dissatisfaction boils down to poor communication:   not enough feedback, lower pricing, and strained relations.

5.)   Maximize your home’s sale potential.

Each year, corporate America spends billions on product & packaging design.   Appearance is very important, and it would be crazy to ignore this when selling your home.

You can’t do anything about your home’s location or floor plan.   You can do a lot to improve its appearance.   The look and feel of your home generates a greater emotional response that any other factor.   Before showings ensure the home is picked up, straight, uncluttered, and dust free.   Fix everything even the insignificant items.

Allow the buyers to imagine themselves living in the home.   The decision to buy is based on emotion.   Prospective buyers want to be able to see themselves in the home.

These are just a few of the tips to ensure your home is sold fast for top dollar the first time.

Why Most Homes Listed for Sale Don’t Sell and What to Do About It

If your home has just come off the market and hasn’t sold, don’t be discouraged. The reason your home did not sell may have nothing to do with your home or the market. In reality, your home may have been one of the more desirable properties for sale.

So Why Didn’t Your Home Sell?

Last year almost half of the homes listed for sale never sold at all, and many sellers found that there was a tremendous amount a homeowner needed to be educated on to sell their home for top dollar in the shortest time period.

Don’t risk making the wrong choices and losing both time and money on your investment. Before you hire a real estate agent, know the right questions to ask to save you time and money.

Industry experts have prepared a free special report called “How to Sell a House that Didn’t Sell” which educates you on the issues involved.
